Murano Grande has held the marina edge of South of Fifth since 2003 — three stepped glass towers of 25, 31 and 37 floors by Sieger Suarez, set along Biscayne Bay at 400 Alton Road with the Miami Beach Marina at its feet. Twenty-three years on, it still trades steadily: more than 100 closings run through the same MLS feed that powers this page. There are a few Murano Grande condos for sale as of today, from about $1.7M to about $3.7M, against 10 closings in the last 12 months.
Before you make an offer, use the Buyer Intelligence Tool below. It shows what the residence you like is worth in today’s market, based on what the same floor plan has sold for, so you know what to pay instead of guessing from asking prices.

CURRENT INVENTORY
Murano Grande, 400 Alton Road
a few residences for sale, from about $1.7M to about $3.7M
Most of the building is two-bedroom: on floors 4–20, nine of the eleven lines are two-bedroom plans of roughly 1,400 to 2,000 square feet, and they make up most of what lists at any time. The three-bedroom B, C and D residences, the four-bedroom A line on the higher floors, the townhouses along the base and the penthouses trade far less often — when one comes up, it is worth a call the same day.

Inside Murano Grande: Architecture, Floor Plans and Residences
Murano Grande was developed by The Related Group in partnership with Thomas Kramer’s Portofino Group and designed by the Sieger Suarez Architectural Partnership, with a lobby by the Rockwell Group. Rather than one slab, the building steps up in three connected towers of 25, 31 and 37 floors, following a gentle crescent along the bay. That curve is what gives so many residences here an angled view — west across the marina to Biscayne Bay and the downtown skyline, or east over South Beach to the ocean.
Two floor plates, eleven lines
From the 4th to the 20th floor, each level carries eleven residences, numbered by line from 01 to 11 — so residence 1405 is on the 14th floor in line 05. Above the 20th floor the plate consolidates to nine larger homes: lines 01 and 02 become the four-bedroom Residence A of 3,990 square feet, and lines 04 and 05 become the three-bedroom Residence C of 2,974 square feet. The plans list generous outdoor space; Residence D, for example, pairs 2,024 interior square feet with a 501-square-foot terrace.
Line matters more than floor at Murano Grande. The same 1,600-square-foot two-bedroom sits in the 08 line on every floor from 4 to the top of the tower, but a residence on the bay side of the crescent and one facing the city are different homes to live in — and they are priced that way. Every plan is below; tap any one to zoom in.

How these numbers work. Each figure comes from real closed sales of that same line and floor plate, taken from the MLS, with every sale brought up to today’s market using the building’s own price trend. Bigger residences here sell for more per square foot than smaller ones, so comparing lines of different sizes makes the gap look wider than it is. And these are past sales, not a valuation — a renovation, a view or a combined residence can carry a price well beyond them. For an opinion on a specific residence, call David at (786) 200-3966. Amenities: the Bayfront Pool Deck, Spa and the Marina Next Door
The amenity deck runs along the bay side of the building. The pool is heated and set among palms and loungers, with a spa alongside and a lighted tennis court beside the deck — both are easy to pick out in the aerial below. Indoors, the building has a two-story fitness center and spa, and residents have 24-hour valet parking, concierge and security at the porte-cochère on Alton Road.
The Miami Beach Marina sits directly alongside, which is a large part of why boat owners look here first. If a slip matters to you, ask David to confirm availability and terms with the marina before you make an offer, so the boat is settled before the closing.
Two rules shape who buys: leases must run six months to one year, and short-term rentals are not allowed. That keeps the building residential rather than transient, and it matters if you are buying partly for rental income.

Murano Grande Condos for Sale: What They Actually Sell For
Asking prices tell you what owners hope for. Closings tell you what buyers paid. At Murano Grande the median asking price across today’s listings is about $1,500 per square foot, and residences that closed over the last 12 months sold at a median of about $1,500 per square foot.
Those two figures describe different homes, so the gap between them is not a discount anyone agreed to. The measure that is — each sale compared against its own final asking price — puts the median at a few percent below ask across the 10 most recent closings. Some residences sell at or close to their asking price; others, usually priced ahead of the building, take longer and settle further below it. The Buyer Intelligence Tool above does this comparison for one specific residence at a time.
Asking vs. closed
What sellers ask, and what buyers have paid
This is the gap between what is on the market today and what has recently sold. Those are different residences on different floors, in different lines and at different sizes — so it measures where pricing sits, not the discount any seller accepted.
The actual negotiating history
about 7% below final ask
Median discount across the 9 most recent Murano Grande sales, each measured against its own final asking price — the price on the market when the buyer made the deal, after any reductions. That is the only way to see what buyers actually negotiated. Individual results ran from about 1% below it to about 23% below it.

The asking side of that comparison is live above. Here is the achieved side — every Murano Grande closing from the last 12 months, pulled from the same MLS feed and sorted by most recent. Because it is live, the figures in this section and in the cards above stay current as new sales record.

Murano Grande vs. the Other South of Fifth Towers
Buyers weighing the Murano Grande condos for sale almost always cross-shop the same short list of towers within a mile, and each one trades on different logic. Here is how the comparison sits today.
The Location: 400 Alton Road
Murano Grande sits at the southwest corner of Miami Beach, where Alton Road meets the Miami Beach Marina, in the South of Fifth neighborhood. South Pointe Park, the beach, Whole Foods and the restaurants of South Pointe — Joe’s Stone Crab and Smith & Wollensky among them — are within walking distance, and the MacArthur Causeway at Fifth Street puts downtown Miami and Brickell a short drive across the bay.
The neighbours are the reason buyers compare so carefully here. ICON South Beach and Five Park stand a block north on Alton Road, and the sister tower Murano at Portofino faces Government Cut at 1000 South Pointe Drive. For the wider picture of the neighborhood — streets, parks, schools and how each tower trades — see the South of Fifth buyer’s guide.

How to Buy One of the Murano Grande Condos for Sale
First, line matters more than floor
Decide which lines suit you before you look at prices. The two-bedroom lines differ more than their square footage suggests — in view, in terrace, in how the rooms sit on the crescent — and a higher floor in the wrong line is rarely the better buy. The floor plans above, and the Buyer Intelligence Tool, are organised by line for that reason.
Second, ask for the association documents early
Murano Grande is twenty-three years old, and Florida’s condominium safety laws now require associations to complete structural inspections and fund reserves on a schedule. Before you commit, David will request the association’s current budget, reserve study, recent minutes and any special assessment — so you know exactly what the monthly figure covers and what, if anything, is planned.
Finally, not every Murano Grande residence for sale is listed
Some owners prefer to sell quietly, and residences occasionally change hands before they reach the MLS. If you know the line and budget you want, tell David; he can ask the question on your behalf rather than waiting for the right unit to appear in the table.

How much does a condo at Murano Grande cost?

What are the monthly association fees at Murano Grande?
Fees vary with the size of the residence, and each listing shows its own figure; the HOA fee filter above the table lets you set a ceiling. There is also a special assessment for the elevator upgrade, described below. Ask David for the association’s current budget before you make an offer.
Is there a special assessment at Murano Grande?
Yes. In June 2026 the association approved a special assessment for an upgrade of the elevators’ mechanical and operating systems. Owners pay it in full on January 1, 2027, or in two installments. According to the management office, the work is expected to begin around April 2027 and take about six months, with one elevator operating in each tower during that time. As of September 2026, no other assessments are approved or under discussion. Ask David how the assessment applies to any residence you are considering.
Can you rent at Murano Grande, and what is the minimum lease?
Yes. Each lease must run between six months and one year, and there is no limit on the number of leases a year within that rule, according to the association’s management office (September 2026). Short-term rentals are not allowed. Residences currently available to lease appear under the For Rent switch above the listings.
Does Murano Grande allow pets?
Yes. According to the association’s management office, there is no weight limit and no set limit on the number of pets. Aggressive animals are not permitted, including pit bulls or any breed considered dangerous. Every pet, including emotional support animals, is registered with management during the application, and pets must be on a leash in all common areas.
How does parking work at Murano Grande?
Each residence chooses one of two plans. On the reserved plan, the residence has one assigned space, and a second car is valet only and uses the residence’s 20 monthly valet validations. On the non-reserved pool plan, there is no assigned space, but up to two vehicles park in non-assigned spaces at no charge and the residence keeps 20 valet validations a month for guests and housekeepers. On either plan, valet parking beyond the 20 validations is billed at $20 a day.
What floor plans are available at Murano Grande?
Floors 4 to 20 carry eleven residences per floor, lines 01 to 11, from 1,400 to 3,058 square feet. Above the 20th floor there are nine larger residences per floor, up to the four-bedroom Residence A of 3,990 square feet. There are also townhouses at the base and penthouses at the top. All twenty developer plans are on this page. Buyers weighing those upper floors against penthouses elsewhere can compare them on our Miami penthouses for sale page.
What amenities does Murano Grande offer?
A heated bayfront pool and spa, a lighted tennis court, a two-story fitness center and spa, and 24-hour valet, concierge and security. The Miami Beach Marina is directly alongside the building.
What recent work has been done at Murano Grande?
The association completed an exterior restoration of the building in 2024, according to the management office. The next project is the elevator upgrade described above, and no lobby renovation is planned as of September 2026.
How does Murano Grande compare with ICON South Beach?
Both are bayfront towers on Alton Road in South of Fifth, a block apart. Murano Grande, completed in 2003, spreads its residences across three stepped towers directly on the marina; ICON South Beach, completed in 2005, is a single 42-story tower known for its Philippe Starck design. Buyers often shortlist both.
How do I schedule a private tour of Murano Grande?
Use the Schedule a private tour panel under the listings to choose a day, time of day and in-person or video tour, or call or text David Nguah at (786) 200-3966. He confirms every request personally.
