The Community
Greenview at Presidential is a gated community of 103 new single-family estate homes at 19652 NE 14th Court, just west of Aventura. It is being built by Lennar with BH Group on land that was the former Presidential Country Club golf course, among lakes, mature trees and walking trails.
New detached homes this size are rare this close to Aventura. The developers call Greenview the area's first new single-family estate offering in 25 years. Every home is two stories of concrete block with impact windows and doors, a private pool with spa, a brick-paver driveway, a Sub-Zero and Wolf kitchen, and 3,550 to 4,735 sq ft under air.
There are two collections. The Estate Collection (77 homes) has the Nile, Piedra and Sommerset. The Presidential Collection (26 homes) has the larger Ruby, Silverstone and Victoria. Two plans include Lennar's Next Gen® suite, a private home-within-a-home with its own entrance and kitchenette.
Homes are being delivered now. What the floor plans tell you that the brochure doesn't
The biggest Estate home costs the least per foot. The Sommerset starts about $205,000 above the Nile and has 545 more square feet under air. At Lennar's starting prices it works out to about $683 a square foot, the lowest of the six. The Piedra is the highest at about $754; its third garage bay adds cost without adding air-conditioned footage.
Five of the six plans have a bedroom downstairs. The Sommerset and Ruby have a ground-floor guest suite. The Nile and Silverstone put a full Next Gen® suite on the ground floor, with its own entrance. The Victoria has the owner's suite itself on the ground floor, the one plan where you can live on a single level. If stairs matter to anyone in your family, that narrows it to the Victoria.
Starting prices are for the plan on a standard homesite. Lake, preserve and corner homesites cost more, and Lennar changes prices and incentives often. I'll tell you what a specific homesite actually costs today.

Next Gen®, the home within a home. The Nile and Silverstone include a self-contained suite with its own front door, bedroom, bathroom, laundry and kitchenette. The Community & Amenities
Gated, green and built around a lakefront clubhouse
Greenview sits on part of the former Presidential Country Club, a 104-acre golf course that was one of the largest in the area. The homes run along the northern edge, with lakes, mature trees and walking trails through the middle. You come in past a manned guardhouse, and the clubhouse sits on the lake at the heart of the community.

How buying a Greenview home from Lennar works
Buying a new home from a national builder isn't like buying a resale. The contract is the builder's, the price moves with incentives, and the sales team works for Lennar. Here's how it goes, and where a buyer's agent earns their keep.

Pick a plan and a homesite
Some homes are finished and ready to close. Others are under construction with a completion month. The homesite matters as much as the plan: lake, preserve and corner lots carry premiums.

Reserve and sign Lennar's contract
The builder sets the deposit and the terms, and they vary by home and change over time. Ask me for the current terms in writing before you commit.

Financing and incentives
Lennar's incentives are often tied to using its affiliated lender and title company. Sometimes that's the better deal and sometimes it isn't. Compare the full cost, not just the rate.

Walk-through and closing
Before closing you walk the home and list anything unfinished. A private inspection is worth having even on a new home. Then you close with Lennar, and the builder's warranty begins.
Register your agent before your first visit
This is the one rule that catches people. Builders generally require your agent to be registered at your first visit or first contact with the sales team. Walk in alone and you usually can't add representation later. Call or text me first and I'll register you, or come with you.
Why your own agent costs you nothing
The sales team is paid by Lennar and represents Lennar. As your agent I represent you: which homesite holds its value, which incentives are worth taking, what's negotiable and what's in the contract. The builder pays the cooperating broker's commission, not you.
Budget beyond the price
Plan for homesite premiums, options and upgrades, closing costs, the HOA's working-capital contribution and monthly dues. Property taxes on new construction usually jump once the finished home is assessed, so budget on the full price, not the first bill.
It's an HOA, not a condo
You own the house and the land. The community is run by a homeowners' association, so you'll get its governing documents and a disclosure summary before closing. Read the dues, the rules on rentals and what the association maintains. I'll go through them with you.
The Location
Five minutes from Aventura, in a quiet enclave of its own
Greenview is off NE 14th Court, west of Biscayne Boulevard and south of Ives Dairy Road, beside established single-family streets between Aventura and North Miami Beach.
Daily life is close. There's a Publix about a mile away, and Aventura Mall is under 3 miles. So are Mount Sinai's Aventura campus and HCA Florida Aventura Hospital. The Brightline station in Aventura is about 3 miles away. It's roughly 13 miles to Fort Lauderdale airport and 17 to Miami International.
The zoned public schools listed by the builder are Highland Oaks Elementary, Highland Oaks Middle and Dr. Michael M. Krop Senior High. Scheck Hillel Community School is about 2 miles away. School assignments can change, so confirm with Miami-Dade County Public Schools for a specific address.
