      Inside Murano Grande: Architecture, Floor Plans and Residences

      Murano Grande was developed by The Related Group in partnership with Thomas Kramer’s Portofino Group and designed by the Sieger Suarez Architectural Partnership, with a lobby by the Rockwell Group. Rather than one slab, the building steps up in three connected towers of 25, 31 and 37 floors, following a gentle crescent along the bay. That curve is what gives so many residences here an angled view — west across the marina to Biscayne Bay and the downtown skyline, or east over South Beach to the ocean.

      Two floor plates, eleven lines

      From the 4th to the 20th floor, each level carries eleven residences, numbered by line from 01 to 11 — so residence 1405 is on the 14th floor in line 05. Above the 20th floor the plate consolidates to nine larger homes: lines 01 and 02 become the four-bedroom Residence A of 3,990 square feet, and lines 04 and 05 become the three-bedroom Residence C of 2,974 square feet. The plans list generous outdoor space; Residence D, for example, pairs 2,024 interior square feet with a 501-square-foot terrace.

      Line matters more than floor at Murano Grande. The same 1,600-square-foot two-bedroom sits in the 08 line on every floor from 4 to the top of the tower, but a residence on the bay side of the crescent and one facing the city are different homes to live in — and they are priced that way.       The amenity deck runs along the bay side of the building. The pool is heated and set among palms and loungers, with a spa alongside and a lighted tennis court beside the deck — both are easy to pick out in the aerial below. Indoors, the building has a two-story fitness center and spa, and residents have 24-hour valet parking, concierge and security at the porte-cochère on Alton Road.

      The Miami Beach Marina sits directly alongside, which is a large part of why boat owners look here first. If a slip matters to you, ask David to confirm availability and terms with the marina before you make an offer, so the boat is settled before the closing.

      Two rules shape who buys: leases must run six months to one year, and short-term rentals are not allowed. That keeps the building residential rather than transient, and it matters if you are buying partly for rental income.

      First, line matters more than floor

      Decide which lines suit you before you look at prices. The two-bedroom lines differ more than their square footage suggests — in view, in terrace, in how the rooms sit on the crescent — and a higher floor in the wrong line is rarely the better buy.       Second, ask for the association documents early

      Murano Grande is twenty-three years old, and Florida’s condominium safety laws now require associations to complete structural inspections and fund reserves on a schedule. Before you commit, David will request the association’s current budget, reserve study, recent minutes and any special assessment — so you know exactly what the monthly figure covers and what, if anything, is planned.

As of September 2026, no other assessments are approved or under discussion. Ask David how the assessment applies to any residence you are considering.

      Can you rent at Murano Grande, and what is the minimum lease?

      Yes. Each lease must run between six months and one year, and there is no limit on the number of leases a year within that rule, according to the association’s management office (September 2026). Short-term rentals are not allowed. Residences currently available to lease appear under the For Rent switch above the listings.

      Does Murano Grande allow pets?

      Yes. According to the association’s management office, there is no weight limit and no set limit on the number of pets. Aggressive animals are not permitted, including pit bulls or any breed considered dangerous. Every pet, including emotional support animals, is registered with management during the application, and pets must be on a leash in all common areas.

      How does parking work at Murano Grande?

      Each residence chooses one of two plans. On the reserved plan, the residence has one assigned space, and a second car is valet only and uses the residence’s 20 monthly valet validations. On the non-reserved pool plan, there is no assigned space, but up to two vehicles park in non-assigned spaces at no charge and the residence keeps 20 valet validations a month for guests and housekeepers. On either plan, valet parking beyond the 20 validations is billed at $20 a day.
